Job Purpose: 

The Senior Transaction Manager oversees and manages transactions of the bank’s real estate portfolio within a designated market jurisdiction, with an "ownership" mentality. You are the primary point of contact for the bank’s stakeholders within the bank’s Real Estate Services (RES) function, supporting the end-to-end property lifecycle. You will prepare, recommend, including managing, acquiring, and disposing of real estate assets. You will be responsible for critical date management and transaction activities. You will also be proactive and suggest initiatives that benefit to the Bank. 

What you will be doing:

Client Focus & Relationship Management:

  • Prioritize client needs and interests.
  • Develop a deep understanding of the client's portfolio, real estate needs, and market trends.
  • Build and maintain strong relationships with all stakeholders (clients, colleagues, brokers, etc.).
  • Communicate effectively, conveying information and advice clearly; adapt to changing environments.
  • Share real estate best practices.

Transaction Management:

  • Prepare, recommend, and implement portfolio-wide transaction strategies.
  • Manage commercial real estate transactions:
  • Negotiating leases/lease amendments.
  • Acquire new properties.
  • Dispose of surplus properties.
  • Negotiate lease renewals and lease amendments.
  • Ensure transactions project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.

Operational Excellence:

  • Manage OPEX budgets.
  • Develop a comprehensive understanding of the client's portfolio and real estate needs within your market.
  • Monitor lease expirations and advise on client's obligations within lease.
  • Manage, review, and abstract contractual terms from property documentation.
  • Manage and optimize processes for maximum efficiency within the account portfolio.
  • Ensure property-related documentation is reviewed and abstracted.
  • Manage critical dates and ensure lease obligations are met.
  • Track all activity (commissionable and non-commissionable) and ensure tracking tools are up-to-date.

Financial Analysis:

  • Review, analyse, and interpret financial templates to enable informed decision-making.
  • Provide budgeting advice and contribute to strategy

Collaboration & Execution:

  • Work closely with the data management team, Project Management team, Facility Management team, and Finance/Accounting team to ensure integration & interlock between the service lines for aligned delivery.
